My tenant tells me that she will be moving out on Sunday. Today I called the electric company, the water company, the sewer company, the gas company, and I will wait until Monday to call the trash company. I need to put them all back in my name. I am not looking forward to getting those bills.
I have also been looking at property management companies. I think I have narrowed it down to 3 with one being my favorite. That one will cost $200 for the initial fee and 10% of the monthly rent. I'll set up appointments to meet with them next week.
I also need to pick a tile layer, pick out tile, and check out my house to see what it needs. I made a short list: batteries for the smoke detectors, buy AC filters and order a service call, replace any broken mini blinds, trim the shrubs and trees, clean and repaint if needed, get a locksmith to re-key the house. I think of new things every day. February is going to be one busy and expensive month!

Good luck with all that. When you have your rental agency, they will deal with all that for you, all you have to do is say yes or no to the work that needs doing.

Two days notice??? Wow. She owes you February rent, obviously.
Before calling a locksmith check out Kwick Set with rekeying option. That way you can reset the locks yourself. Not at all hard. Make sure that the management people will get approval for any services over your specified dollar amount.
50 and trying, I am starting to hear horror stories about management companies now. I hope I am better at picking a management company than I am at picking tenants.

Anonymous, I will have to check out those locks. I already replaced the locks with programmable ones with a code but that doesn't help with the key.
Miss France, oh, she told me a while ago but I didn't know if she was moving out Sunday or Monday.
Hopefully none of those agencies have the name started with "Fort Lowell ..." Bad experience for me.
