Maintenance Duties

Ugh...my first official maintenance requests with my new tenants. They told the property management company that one sink is leaking, one drain is clogged, the AC isn't coming out of the living room or master bedroom vents and the laundry bi-fold doors are broken. I'm not sure how these things are handled but I do know that it is cheaper for me to find my own service guys so tomorrow I will be calling people. The plumber is easy, I just need to know how to coordinate with the tenant. The AC is easy too, I had both the AC people and plumbers out a few months ago. The laundry doors are a question mark. I would like to replace them so I need to measure, buy them, and get someone to install them. The old ones have been fixed and patched too many times. Hopefully this won't be too much of a hassle.

I still don't know if the tenants have paid the rent. I sure hope they did. They certainly sound like they are sticking around.

You might be better to confirm they have paid before you get the work done, if not tell them you will be happy to do the repairs as soon as you have the rent!

I would definitely confirm that your rent has been paid - and has cleared - before you start accommodating them. It's a lot easier to make repairs in an empty house anyway, plus the inconvenience might pressure them to pay up if they haven't.

I hate bifold doors because of all the problems I've had with them. Might be a good idea to look at having different doors installed since you have to make repairs anyway. I've even seen some people just hang curtains in their place.

Before you delay the fixes see what the eviction laws are in your area. Some places they can withhold payment until corrections are made. This could delay your right to eviction. Once I get a bad check rent must be paid by certified ck. Good luck

I disagree with some previous comments. They are not late with the rent. These are two separate issues. And your repair people may be able to tell you whether they are misusing or handling appliances roughly.

Ya, I believe it isn't legal in AZ to withhold repairs because of late rent but there is a degree of repairs as in ones that are essential and ones that are not so urgent. Turns out that they did pay by cashier's check today so that is good.

Frugal Miser, I wish I would have thought of that curtain idea before they moved in. That is brilliant!
