Good news! I got the rent check from my renters. Now for the next surprise...one of them is registered as a level 3 sex offender. Pamphlets were sent out to all of the neighbors yesterday. Hmmm, interesting. Yes, I should have discovered that little tidbit of info before I rented to them. I did search for any criminal history on the state court website but I only found one 8 year old incident of disorderly conduct. The punishment was community service and probation. If it had mentioned a sex crime I would have searched on the sex offender website but it didn't.
I can't say I wouldn't have rented to them but at least I would have known in advance. The home owner's association doesn't seem to have any laws prohibiting sex offenders living in the community so the only problem could be the proximity to the school. I'm not going to make them move. I will leave it up to the police to decide if it is legal for him to remain there.
It's just another chapter in my landlording adventure. Gee, I am learning so much. Next time, I will check all databases available or pay for a background check. I can't take many more surprises like this!
